Premises Perfection: Building Your Own Commercial Space

If your business has been doing well for some time and you’re at the stage where you’re making regular profit (and lots of it!) it makes sense to start thinking of ways that you can upgrade what you’re doing. And one idea worth considering is having your own office premises built. It’s a massive job, but it’s a fantastic way to move your business to the next level as it allows you to create something custom to your venture and can even save you money in the long run. With no rent to pay and the money towards the building being something you’ll eventually own outright, it means you have capital tied up in property which you could always sell if you needed to free up funds later on. There are considerable upfront costs to bear in mind when you’re building from scratch, but if you’re in it for the long haul with your business then designing a space that works perfectly for your company makes good sense. Here are just a few things to bear in mind.

Location

Location is always something to consider, but for certain types of businesses it’s particularly important. Some businesses rely heavily on foot traffic, and others will require good road or transport networks for shipping and delivery and other factors. Think about how easy it will be for customers and clients to get to your company, and if you don’t need to be right in the heart of a city or town then building a little further out could save you money. But plan this carefully, the land you choose to build on absolutely needs to be in the right location for your business.

Size

The larger you build your office, generally more its going to cost and the pricier the land will be initially- so it doesn’t make sense to go super size when you don’t need to. With that being said, you will need to bear in mind that your business might grow over the years meaning you need to hire more employees, more departments, more equipment and generally need more space. Consider your plans for growth, one idea would be to create an initial structure which you can easily extend and add to later on if you need to. Construction projects require structural engineers so speak to the professionals about the best way to achieve this.

Security

The last thing you want is to build your perfect premises and then have it become a regular target of crime. Burglars like to target commercial premises as they know that they’re often full of high value equipment, sometimes cash and that they’re usually empty after office hours. In the planning stages consider security measures-good doors and windows with lockable shutters, a buzzer system to restrict people being able to come in and out as they want and the use of key fobs or car barrier systems for entry. CCTV and a burglar alarm systems are both a must, think about the best places to position cameras for full views.
